AvalonBay takes next step forward

Developers from AvalonBay Communities announced Tuesday they have received all necessary approvals from the state Department of Environmental Conservation and that they are ready to move forward with the more detailed aspects of the 191-unit building. 

Senior Development Director at AvalonBay Chris Capece said the next step in the process of building the apartment complex at 240 East Shore Road is to start cleaning up the former petroleum storage facility located at the site. Capece said AvalonBay is looking for a contractor to do the remediation of the contaminated site. 

The developers are required to remove any contaminated soil and to treat any contaminated soil that can’t be removed from the property. 

Capece said AvalonBay is in the third round of architectural review with the Village of Great Neck Board of Trustees. He presented the trustees Tuesday with a rendering of the proposed building, which he said was near photo-realistic imagery.

“They’re starting to look at things like garage entry and color,” Capece said. “We’re getting down to the nitty-gritty now.”

In February, the land was rezoned by the Village of Great Neck for residential use. 

The six-story building will be called AvalonBay Communities at Great Neck. 

Construction on the building is slated to start next month, and tenants are expected to start moving in by January 2016. 

The building will consist of 81 one-bedroom units, 79 two-bedroom units and 31 three-bedroom units. AvalonBay has said they will set aside 10 percent of the total apartments for workforce housing. 

AvalonBay was also granted a tax break by the Nassau County Industrial Development Agency. AvalonBay will make $9,278,456 in payments in lieu of taxes to the village during the next 15 years. 

The company said the development will create nine full-time jobs on site.
