The Village of Roslyn Tuesday held four public hearings at its board of trustees meeting, passing a resolution on behalf of Rallye Motors’ Mercedes-Benz dealership at 1600 Northern Boulevard to amend the property’s zoning map to accommodate the erection a 2,400 square-foot car wash in the rear of the property.
Rallye Motors, represented at the meeting by Andrea Tsoukalas of Forchelli, Curto, Deegan, Schwartz, Mineo & Terrana, LLP, proposed a change in the zoning of 85 feet in the southern part of the property for the car wash from R-1 to C-H, which would allow for regular vehicular use.
Tsoukalas said the change would allow the rear parcel on which the car wash would be built to remain in a residential zone, and added that the dealership wanted to modify its car wash proposal to increase the wash’s tunnel from 80 feet to 100 feet for the implementation of automated doors.
Automated doors, Tsoukalas said, would cut down on the noise emanating from the proposed stand-alone car wash, a service Rallye provides its customers at most dealerships.
“They’re doing it now but they’re doing it by hand wash, so they want to do it automated so it’s more efficient,” Tsoukalas said. “It makes more sense in cutting down water usage as well and is more environmentally-friendly, and it makes more sense.”
The board of trustees also continued its discussions with Lumber Road Realty, LLC, about their pending acquisition of the property at 7 Lumber Road, which is currently used by Nassau Suffolk Lumber.
Lumber Road Realty plans to turn the two-story building into a first-floor retail space with housing on the second floor, but trustees moved to continue the hearing at a meeting Aug. 20 for the clarification of the company’s finances and precautions with regard to the kind of retail stores the property would house, parking, traffic, walking space and the maintenance of a barn on the property that the village considers historic.
The board also passed a resolution allowing an entertainment license at the Poco Loco restaurant at 1431 Old Northern Boulevard.
Bennett Leder, the restaurant’s manager, applied for an entertainment license so the restaurant could host live bands in the restaurant’s second-floor lounge area on Friday and Saturday nights, ending at about midnight.
Leder said the entertainment would attract a middle-aged demographic and that the restaurant would close its doors during performance and regulate the volume of amplifiers so noise doesn’t become a nuisance to residents.
The board also opened a public hearing with Anna Michailidis, the owner of 1390 Old Northern Boulevard who is seeking a special-use permit to open an orthodontist’s office in that space.
Village of Roslyn Mayor John Durkin said Michailidis would have to present a floor plan at the next meeting that would be reviewed by the board of trustees and its counsel, as well as a description of how many employees and patients the space would require so that parking needs could be configured.
