Four-story building on Northern Boulevard nears completion

A new four-story office nearly 10 years in the making will likely be completed in Great Neck next month, according to the property’s leasing agents, with tens of thousands of square feet to be available for medical or retail space.

The 60,280-square-foot building at 805 Northern Blvd. in the Village of Thomaston, named The Harp, was designed by Great Neck-based firm Guilor Architects and is owned by Robert Sadian. The Harp is slated to open sometime in July.

“The Harp is the first high-end speculative office building constructed on Long Island in the past 10 years,” said Kyle Crennan, the senior vice president of JLL and one of two leasing agents for the property. “This is a tremendous opportunity for a corporation to occupy a premier asset nestled along the Northern Boulevard corridor.”

Raymond Ruiz, executive vice president and head of JLL’s Long Island office in Melville, is the other leasing agent.

The building features a 60-foot-high glass atrium, floor-to-ceiling windows, and three floors of available rental space. On the ground floor, 3,962 square feet will be available, 18,838 square feet will be on the next floor, and 18,740 square feet will be offered on each of the top two floors.

In an interview, Crennan said the project, which offers a rare amount of space in the Great Neck area, has been ongoing for “almost 10 years, off and on.”

“We’re certainly getting interest in the building,” Crennan said.

Rent will cost $45 per square foot plus utilities.

Steve Weinberg, the mayor of Thomaston, said the project over the last decade had gone through a series of owners and cost overruns, leading to the project remaining a “horrible eyesore” for many years.

The village also had to close off nearby Lee Avenue, Weinberg said, because the project’s foundation “was left open for so long” and was believed to be a safety hazard.

But now Sadian will pay to repair Lee Avenue and the building’s construction will be limited to the interior by its tenants, Weinberg said.

“We are so thankful it is nearing completion,” Weinberg said, adding that the owner has been “very cooperative.”
