PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, MAY 3, 2018 at 7:30PM, at Village Hall, 61 Baker Hill Road, Great Neck, NY 11023, to hear the application of Elan Ben-David, owner, represented by Edna Guilor, architect, for the premises at 1 BROWN COURT in Great Neck. The applicant is seeking the following variance(s) from the Village Zoning Code in connection with the application for additions and alterations to an existing single-family residence:

ï ß575-52: The maximum permitted floor area is 3,025.2 square feet. The proposed floor area is 3,109.7. A variance of 84.5 square feet is required.

ï ß575-59: The maximum permitted length for an encroaching bay window projecting into a required yard is 6 feet. The proposed bay windows are 8.7 feet in length. A variance of 2.7 feet is required, for each.

ï ß575-59: The maximum a one-story open porch or enclosed vestibule may project into a minimum front yard is 5.5 feet. The proposed enclosed vestibule with open porch (measuring 6.5 feet) projects into the minimum front yard of 25.6 feet by 7.1 feet. A variance of 1.6 feet is required.

The premises are also known as Section 1, Block 142, Lot 62 on the Nassau County Land and Tax Map, and are located in the Residence B Zoning District. A copy of the application materials is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.
