NOTICE OF PUBLIC HEARING

PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, APRIL 12, 2018 at 7:30PM, at Village Hall, 61 Baker Hill Road, Great Neck, NY 11023, to hear the application of Shoula Namdar, owner, represented by Edward Dickman, architect, for the premises at 111 STEAMBOAT ROAD in Great Neck. The applicant is seeking the following variance(s) from the Village Zoning Code in connection with the application for interior alterations and an addition to a single family residence:
1. ß575-80 A (1): The maximum floor area is permitted to be 2,074 square feet. The proposed floor area is 2,170.4 square feet. A variance of 96.4 square feet is required.
2. ß575-89 B.: An accessory building must be a minimum of 10 feet from the main building. The proposed distance is 9.5 feet. A variance of 0.5 feet is required.
3. ß575-89 B.: An accessory building must be a minimum of 3 feet from the rear and side lot lines. The proposed distance to the rear lot line is 1.56 feet and the distance to the side lot line is 2.16 feet. Variances of 1.44 feet and 0.84 feet respectively are required.
The premises are also known as Section 1, Block 199, Lot 9 on the Nassau County Land and Tax Map, and are located in the Residence C Zoning District. A copy of the application materials is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.
