NOTICE OF PUBLIC HEARING

4 MORELAND COURT (S​/​B/L 1/201/100)

PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, August 2, 2018 at 7:30PM, at Village Hall, 61 Baker Hill Road, Great Neck, NY 11023, to hear the application of Estate Construction LLC, owner, represented by Edward Dickman, architect, for the premises at 4 MORELAND COURT in Great Neck. The applicant is seeking site plan approval and the following variance(s) from the Village Zoning Code in connection with the application for a new single-family residence:

1. ß575-80: The maximum floor area permitted is 2,509.3 square feet. The proposed building floor area is 2,843.86 square feet. A variance of 334.56 square feet is required.

2. ß575-89 D: No accessory buildings shall be erected within 20 feet of a residential building on an adjoining lot. The distance between the accessory structure (the garage), and the adjacent residential dwelling is 10 feet. A variance of 10 feet is required.

The premises are also known as Section 1, Block 201, Lot 100 on the Nassau County Land and Tax Map, and are located in the Residence C Zoning District. A copy of the application materials is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.

If anyone needs special accommodations for a disability, such person should contact the Village Clerk at least 5 days before the hearing. At said hearing, all parties and interests will be given an opportunity to be heard.
