NOTICE OF PUBLIC

HEARING

17 OLD POND ROAD (Section 1/Block 41​/​Lot 66)

PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, March 5, 2020 at 7:30PM at Village Hall, 61 Baker Hill Road, Great Neck, NY 11023, to hear the application to add a new one-story addition and a second story addition with interior alterations, by Mr. & Mrs. Yehaskel, owner, represented by Mark Wittenberg, architect, for the premises at 17 Old Pond Road in Great Neck. The applicants are seeking the following variance(s) from the Village Zoning Codes:

1- § 575-43 Side yards.

[Amended 5-19-1987 by L.L. No. 7-1987; 6-26-1990 by L.L. No. 5-1990]

A. On an interior lot, a single-family dwelling shall have two side yards, one on each side of the main building. The aggregate width of the two side yards shall not be less than 18 feet, plus 1/2 of the width of the lot in excess of 60 feet. No side yard shall have a width of less than 1/2 of the minimum required aggregate width of both side yards. When practical, the wider of the two side yards shall be placed adjacent to the narrower of the side yards of an adjoining lot or lots.

The proposed plans show a second story side yard extension only 11.6 feet from the side yard property line were as Village of Great Neck Building code requires a 14 feet minimum side yard setback. A variance of 2.4 feet is required.

2- § 575-44 Rear yards.

[Amended 5-19-1987 by L.L. No. 7-1987; 12-2-1997 by L.L. No. 4-1997]

There shall be a rear yard, the depth of which shall be 25 feet plus 1/4 of the depth of the lot in excess of 100 feet.

The proposed plans show a first-floor rear extension of 7 feet deep leaving only 23.7 feet to the rear property line were as Village of Great Neck Building Code requires a 25 feet rear yard set-back. A variance of 1.3 feet is required.

The premises also known as Section 1, Block 41, Lot 66 on the Nassau County Land and Tax Map, and are located in the Residence A-1 Zoning District. A copy of the application material is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.

If anyone needs special accommodations for a disability, such person should contact the Village Clerk at least 5 days prior to the hearing. At said hearing, all parties and interests will be given an opportunity to be heard.
