ZONING BOARD OF APPEALS

NOTICE OF PUBLIC 

HEARING

6 Oxford Boulevard (Section 2/Block 148​/​Lot 6)

PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a virtual public hearing via Zoom on Thursday, July 2, 2020 at 7:30PM at https:​/​​/​us02web.zoom.us​/​j​/​88356725404 or by calling 1 929 436 2866, Meeting ID 883 5672 5404. The Zoning Board of Appeals will hear the application to construct a new sunroom, by Mr. Simon Ghatan, owner, represented by Christina Bravin of Morano Expediting, for the premises at 6 Oxford Boulevard in Great Neck. The applicants are seeking the following variance(s) from the Village Zoning Codes:

§575-72 Rear Yards.

There shall be a rear yard, the depth of which shall be 25 feet plus 1/4 of the depth of the lot in excess of 100 feet.

The proposed rear yard, located on a corner lot, opposite the shorter street is 8.92 feet, a minimum of 25 feet is required. The proposed plan requires a variance of 16.08 feet.

§575-168 Facades of single-family dwellings.

In a single-family dwelling:

A. No horizontal plane of a front or side facade shall extend for more than 30 feet without a change or break in said plane of at least two feet in width. The horizontal plane of a front facade shall have at least one break of at least two feet in width, regardless of the overall width of the facade. A projecting chimney shall be considered a change or break in a plane if it is:

(1) A minimum of two stories tall;

(2) At least four feet wide up to the second story, at which point its width may be reduced to three feet; and

(3) At least two feet deep.

The proposed plans show a break of 1.37 feet at the south side yard, where as Village of Great Neck Zoning Code requires a minimum of 2 feet break within 30 feet. The proposed plan requires a variance of .63 feet.

§ 492-3. Surface water retention; investigation and certification of compliance.

C. No building permit shall be issued by the Building Department for the creation of any new impervious area in excess of 200 square feet until the overseer has certified compliance with this chapter.

The proposed plans do not show drainage as required by Village of Great Neck Code.

The premises also known as Section 2, Block 148, Lot 6 on the Nassau County Land and Tax Map, and are located in the Residence B-1 Zoning District.

All parties and interests will be given an opportunity to be heard.
