 LEGAL NOTICE VILLAGE OF KINGS POINT NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 21st October 2020 at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board: CASE NO. PRBZA20200278 Application of Robert Gould and Madelyn Gould, as owners, with regard to the premises at 31 Grenwolde Drive, Kings Point, New York, for a variance from §161-35(D)(1) to replace a legal preexisting nonconforming 6-foot high stockade fence with a 6-foot high black vinyl coated chain link fence with a black/green combination permahedge privacy component. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 164, Lots 17 and 18, and located in a A2 zoning district of the Village of Kings Point. CASE NO. PRBZA20200279 – Application of Cobby Gorjian and Rachel Zar, as owners, with regard to the premises at 1 Locust Cove Lane, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point for a proposed addition to their single-family dwelling: 1. §161-10(A): to permit a 57-foot front yard, instead of the minimum required 60 feet.2. §161-23(A)(1)(c): to permit projections into the front yard of 8.89 feet, instead of the maximum permitted 5 feet.3. §161-30.4(B)(1)(a): to permit the front yard sky plane limitations to be exceeded: 1. At the southeast corner, by 0.75 feet.2. At the southeast side, by 6.5 feet.3. At the southwest corner, by 8.75 feet.4. §161-30.4(B)(1)(b): to permit the side yard sky plane limitations to be exceeded by 2.6 feet.5. §161-36(D)(1): to permit two retaining walls 6-foot high, instead of the maximum permitted 4 feet. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 140, Lot 28, and located in a A2 zoning district of the Village of Kings Point. CASE NO. PRBZA20200280 – Application of May Dock Lane LLC, as owner, with regard to the premises at 229 Dock Lane, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to retain nonconforming uses and structures upon the subdivision of land: 1. §161-32(G): to retain a legal preexisting nonconforming use and legal preexisting nonconforming structures, upon the subdivision of the premises, as more specifically set forth below.2. §140-5:1. to maintain a swimming pool in a front yard and 12.3 feet from the east side property line, when swimming pools are not permitted in a front yard and are required to be a minimum of 20 feet from a side property line.2. to maintain appurtenant equipment to a swimming pool in a front yard and 11 feet from the east side property line, when appurtenant equipment to swimming pools are not permitted in a front yard and are required to be a minimum of 20 feet from a side property line.3. §161-8(A): to maintain two single-family dwellings on the premises, when only one single-family dwelling is permitted on the premises.4. §161-23(A): to maintain an accessory building in the front yard, when accessory structures are not permitted in a front yard.5. §161-23(C)(1): to maintain a shoreline setback of 89.6 feet, instead of the minimum require 390 feet.6. §161-23(C)(2): to maintain a swimming pool and a gazebo in a shoreline yard, when they may not be maintained without the approval of the Architectural and Preliminary Site Review Board.7. §161-35(C): to maintain a 4-foot high wood stockade fence in a front yard, when wood stockade fences are not permitted in a front yard. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 196, Lot 32, and located in a A2 zoning district of the Village of Kings Point. CASE NO. PRBZA20200281 – Application of Kennilwood Owners Association, as owner, with regard to its gatehouse on Wildwood Drive, approximately 118.8 feet north of East Shore Road, Kings Point, New York, for a variance from §161-8(E)(3)(e) to maintain a gatehouse without the required turnaround behind the gatehouse before the gates providing entry to the community. The application and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours. At said hearing, all parties in interest will be given an opportunity to be heard. In the event that anyone needs a special accommodation for a disability, such person is requested to contact the Village Clerk at least five days before the hearing. All persons entering the Village Hall are required to wear facemasks covering their nose and mouth at all times and maintaining a 6-foot social distance.
