PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a virtual public hearing via Zoom on Thursday, July 2, 2020 at 7:30PM at https://us02web.zoom.us/j/88356725404 or by calling 1 929 436 2866, Meeting ID 883 5672 5404  to hear the application of Yosef  Shemtov of Gesher Center LLC, owner for the premises at 733-741 Middle Neck Road in Great Neck. The applicant is seeking the following variance(s) from the Village Zoning Code:

Section 575-110 limits the maximum density for a multifamily dwelling to be at the ratio of 43 dwelling units per acre, or 33 dwelling units for this property. The applicant has advised the Village that they will not seek an incentive to increase the maximum population density but will instead seek a variance from the Zoning Board of Appeals. (For reference, under incentive zoning Section 575-288 F -the maximum density for a multifamily dwelling shall not exceed 48 dwelling units per acre.). The design proposes 60 dwelling units. A variance of 27 dwelling units is required.

Section 575-114 requires a rear yard not less than 25 feet. The design proposes a rear yard of 5’.6” and 10’ feet. A zoning restriction adjustment of 19.5’ feet is required.

Section 575-106  limits the maximum height for a multifamily dwelling to be at the 42’. The design proposes 44’ height. A zoning restriction adjustment of 2’  is required.

Section 575-105  Zoning restriction adjustment required for  annexation of rear lots 212 and 115.

Section 575-111  Building Area: The maximum building area permitted is 60% of the lot area (or  18,002.4 square feet). The design proposes a building area of 23,260 square feet or) 77%. A zoning  restriction adjustment of 17% (or 5,258 square feet) is required.

The premises are also known as Section 1, Block 1, Lots 5, 106 on the Nassau County Land and Tax Map, and are located in the Residential E or Apartment District, Middle Neck Road Multifamily Incentive Overlay District. A copy of the application materials is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.
