Public Hearing: BOARD OF ZONING APPEALS of the INCORPORATED VILLAGE OF EAST HILLS

NOTICE IS HEREBY GIVEN that the BOARD OF ZONING APPEALS of the INCORPORATED VILLAGE OF EAST HILLS has scheduled a meeting and public hearings for July 20, 2021 at 6:00 P.M. at the Village Hall, 209 Harbor Hill Road, East Hills, New York to consider the following:
SETH VAN ALTEN AND COURTNEY DAVIS request FOUR VARIANCES for the property known as 62 LAUREL LANE, designated as Section 7 Block 113 Lot 66 on the Nassau County Land and Tax Map and in the R2 District of the Village. Pursuant to East Hills Code §271-233, Height Setback Ratio, the proposed work encroaches on the required height setback ratio for the left side yard. Therefore, a variance is requested for 2.25 feet of side yard height setback. Pursuant to East Hills Code §271-235, Floor Area, the maximum permitted floor area for this property is 3,841.84 sf. The proposed floor area is 3,936.68 sf. Therefore, a variance is requested for 94.84 square feet of floor area. Pursuant to East Hills Code §271-41, a maximum of 25 percent lot coverage is permitted (2,667.75 sf for this property). The proposed lot coverage is 2,768.54 sf. Therefore, a variance is requested for 100.79 sf of lot coverage. Pursuant to East Hills Code §271-236(A), Exterior Wall Interruption, no combined new and existing front or side wall can extend to a length of more than 30 feet without a change or break of at least 2 feet. The left side first floor elevation wall extend to a length of 37 feet without a break. Therefore, a variance is requested for 7 feet of wall without a break.
KONSTANDINOS VORILLAS requests ONE VARIANCE and modification of the Zoning Board of Appeals decision of March 30, 2021 that approved an application for a Special Exception for a swimming pool for the property known as 70 TARA DRIVE, designated as Section 19 Block 39 Lot 2 on the Nassau County Land and Tax map and within the R1 District of the Village. A May 10, 2021 building permit amendment requests changes to the previously approved location of fencing and consideration by the Board of Appeals is requested. Pursuant to East Hills Code §271-143(A)(3), pool enclosure fences must be erected completely enclosing the pool at least five feet from the edge of the pool and at least 15 feet from any property line. The proposed five foot fence is located on the property line. Therefore, a variance is requested.
NICOLE KOHUT requests ONE VARIANCE for the property known as 72 WOODHOLLOW ROAD Designated as Section 7 Block 201 Lot 15 on the Nassau County Land and Tax Map and in the R District of the Village. Pursuant to East Hills Code §271-14(A), Fences, fences shall not exceed a height of four feet from ground level. The proposed fence is 6 feet high. Therefore, a variance is requested for 2 feet of fence height.
SASHA ROUZEAU requests ONE VARRIANCE for the property known as 67 ROCKHILL ROAD designated as Section 7 Block 182 Lot 11 and in the R2 District of the Village. Pursuant to East Hills Code §271-232, Height Setback Ratio, the proposed work encroaches on the required height setback ratio for the front yard. Therefore, a variance is requested for 3.5 feet of front yard height setback.
