PUBLIC NOTICE

NOTICE IS HEREBY GIVEN, pursuant to law that a public hearing will be held by the Board of Zoning Appeals of the Village of Port Washington North, located at 3 Pleasant Avenue, Port Washington, New York 11050, on April 22, 2021 at 7:30 p.m., for the purpose of considering the following application.†The application of Cory Sobel, as applicant and owner of the premises located at 43 Mill Pond Road, Port Washington, New York, Section 4 Block Q Lot 255 of the Nassau County Tax Map. The zoning designation of the property is Residence B.†The owner and applicant are seeking a variance for a rear wood deck addition that does not meet the requirements of Section 176-19 Port Washington North building area requirements and Section 176-21 rear yard setback requirements.† †Pursuant to Section 176-19 of the Port Washington North Village Code the maximum building area is 35% of lot area which would total 1790 square feet. The owner and applicant are seeking a lot area of 2233 square feet requiring a variance of 443 square feet. Additionally, pursuant to Section 176-21 the minimum rear yard depth required is 25 feet. The owner and applicant are seeking a rear yard depth of 15.46 feet requiring a variance of 9.54 feet.†At said public hearing all parties in interest will be given an opportunity to be hers. Copies of the proposed plans and application are on file at the Port Washington North Village Hall and may be viewed during normal business hours.
