LEGAL NOTICE

PLEASE TAKE NOTICE that a Public Hearing will be held by the Zoning Board of Appeals (“ZBA”) of the Village of Roslyn Estates on Wednesday, August 19, 2020, at 7:30 p.m., at Village Hall, 25 The Tulips, Roslyn Estates, New York 11576, to hear the following cases:

Case #614, Application of LML Hospitality LLC (d​/​b/a Prime 1024), as Lessee, as authorized by Park East LLC, as owner, with regard to premises at 1024 Northern Boulevard, Roslyn Estates, NY 11576, in C-1 zoning district, also known as Section 7, Block 22-1, Lots 826, 827, on Nassau County Land and Tax Map, for variance from Village Code Section 200-42(A), to permit 4’ by 8’ free-standing sign at northwest corner of property improved with existing one story building housing Prime 1024, a restaurant, where free-standing signs are prohibited.

Case #617, Application of LML Hospitality LLC (d​/​b/a Prime 1024), as Lessee, as authorized by Park East LLC, as owner, with regard to the premises at 1024 Northern Boulevard, Roslyn Estates, NY 11576, also known as Section 7, Block 22-1, Lots 826,827 on the Nassau County Land & Tax Map, in C-1 Zoning District of the Village, for special use permit under Village Code Section 200-34(A)5, to permit outdoor dining at Prime 1024, as a use accessory to and in the same general character as restaurant use, and to amend ZBA resolution adopted May 16, 2018, for ZBA Case 602, previously brought by the Applicants for the same premises, conditionally granting parking variance that permitted interior alterations of existing restaurant facility, in order to amend condition contained therein that restricts area of subject premises available for patron use to certain interior space.

Case #615, Application of Richard Ordower and Shirin Roubeni, as owners, with regard to the premises at 2 The Lindens, Roslyn Estates, NY 11576, also known as Section 7, Block 01, Lot 27 on the Nassau County Land & Tax Map, in R-30 Zoning District of the Village, for variance from Village Code Section 200-14(G)1., to permit expansion of existing driveway on a property improved with a single family home with a garage that provides vehicular ingress​/​egress to a side yard, that will result in a setback of only 5’6” between the proposed driveway​/​turnaround area and the side property line, where the minimum required setback is 15’, and the existing non-conforming condition is 13’1”.

Case #616, Application of Dr. Janet Abrams, as owner, with regard to the premises at 8 The Locusts, Roslyn Estates, NY 11576, also known as Section 7, Block 40, Lot 196 on the Nassau County Land & Tax Map, in R-18 Zoning District of the Village, for variance from Village Code Section 200-21(I.)1., to permit a fence in the rear and side yards that is proposed to be 5’ in height, where the maximum permitted height is 4’, and to provide less than 50% of daylight opening, where a minimum of 50% daylight opening is required.

At time and place of public hearing, all persons will be given opportunity to be heard. Individuals wishing to review file may do so during Village business hours. Those persons planning to attend meeting and who require special accommodations because of disability are requested to notify Village Clerk no less than 48 hours prior to meeting.
