VILLAGE OF KINGS POINT

NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 12th December 2018 at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence a public hearing for the consideration of the following application and such other matters as may come before the Board:

CASE NO. PRBZA20180421 ​​ Application of Yaakov Elkon, as owner, with regard to the premises at 194 Kings Point Road, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to maintain four illegally installed air conditioning units and an electric generator:

1. ß161-23(D)(2)(a): failure to locate four air conditioner compressor units as close to the principal building as possible when providing sufficient clearance to comply with all applicable building and other safety codes and manufacturer requirements;

2. ß161-23(D)(2)(a): failure to locate an electric generator as close to the principal building as possible when providing sufficient clearance to comply with all applicable building and other safety codes and manufacturer requirements;

3. ß161-23(D)(2)(c): failure to locate four air conditioner compressor units so that the closest portion of the units to the principal building does not exceed five feet;

4. ß161-23(D)(2)(c): failure to locate an electric generator so that the closest portion of the generator to the principal building does not exceed five feet;

5. ß161-3(D)(2)(d): failure to screen four air conditioner compressor units from adjoining properties by such densely planted evergreen or other screening as may be approved by the Building Inspector; and

6. ß161-23(D)(2)(d): failure to screen an electric generator from adjoining properties by such densely planted evergreen or other screening as may be approved by the Building Inspector.

The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 176, Lots 28 and 29, and are located in a Residence A2 zoning district of the Village of Kings Point.

The application and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours.

At said hearing, all parties in interest will be given an opportunity to be heard.
