VILLAGE OF KINGS POINT

NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 19th August 2020 at 7:00 p.m.  The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence a public hearing for the consideration of the following application and such other matters as may come before the Board:

CASE NO. PRBZA20200198 Application of Pedram & Bita Hendizadeh, as owners, with regard to the premises at 167 Kings Point Road, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings point for a proposed detached 3-car garage addition:

1. §161-23(A)(2): to permit an accessory building that:

is separated from the main building by 6 feet 4 ¼ inches, instead of the required 10 feet; and

is not located farther back from the street line of the rearmost portion of the main building, instead of the required minimum 10 feet

2. §161-24(A)(1):  to permit an accessory building with a total floor area of 754.89 square feet, instead of the maximum permitted 600 square feet.

3. §161-24(A)(5):  to permit an accessory building with a peaked roof with a height of 18 feet, instead of the maximum permitted 15 feet.

4. §161-24(A)(6):  to permit an accessory building only 5 feet from the north side lot line, instead of the required minimum 18 feet.

5. §161-30.1():  to permit a floor area for a single-family dwelling and its accessory buildings of 8,114.00 square feet, instead of the maximum permitted 8,006.72 square feet..

The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 159, Lot 15, and located in a A2 zoning district of the Village of Kings Point.

The application and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours.

At said hearing, all parties in interest will be given an opportunity to be heard.
