Board of Appeals Public Hearing
NOTICE IS HEREBY GIVEN THAT the Zoning Board of
Appeals of the Village of South Floral Park will hold a Public
Hearing on June 22, 2021 at 6:00 PM, remotely, via
videoconference only, with no “in person” location, as
authorized pursuant to NYS Governor Cuomo’s Executive
Order 202.1, as subsequently extended, for:
1. Application of Signature 1255 LLC, as owner of the
premises at 11 Press Street, South Floral Park, New
York, shown on Nassau County Land & Tax Map as
Section 32, Block 347, Lots 19, 20, 21, 22 and 23,
and as contract vendee of a portion of the paper
street known as Mokofske Avenue in the Village,
abutting Lot 23 to the south, for variances required
in connection with the proposed lot line adjustment
incorporating such paper street portion into 11
Press Street, and the subdivision of the combined
parcels into two proposed building lots, one of
which (Lot 1 ), comprised of tax lots 19 and 20,
would contain the existing 2 story, single family
home at 11 Press Street, and the other (Lot 2), to be
comprised of tax lots 21, 22 and 23, and the paper
street portion, would be improved with a new 2
story, single family home; the proposed project
requires the following zoning variances with respect
to Lot 1 (the existing dwelling): (i) where Village
Code Section 210-8 requires a front yard setback of
20′, the existing dwelling provides only 19.8′, a preexisting,
non-conforming condition for which a
variance would now be required if the subdivision is
approved; (ii) where Village Code Section 210-9
requires a side yard setback of 5′, the existing
dwelling would provide only 3.5′, a pre-existing,
non-conforming condition for which a variance
would now be required if the subdivision is
approved; and (iii) where Village Code Section 210-
19 requires that lot area be not less than 4,800
square feet, with street frontage of not less than 56′,
Lot 1 as proposed would provide lot area of only
3,654 square feet, and street frontage of only 40′;
the proposed project requires the following zoning
variances with respect to Lot 2 (the new dwelling): (i)
where Village Code Section 210-9 requires a rear
yard setback of 15′, the proposed dwelling would
provide only 5′ (+/-); (ii) where Village Code Section
210-10 restricts building area to not more than 30%
of total lot area, the building area for the proposed
dwelling would be 33.7% of lot area; (iii) where
Village Code Section 210-19 requires that lot area
be not less than 4,800 square feet, with street
frontage of not less than 56′, Lot 2 as proposed
would provide lot area of only 4,164.69 square feet,
and street frontage of only 50.02′; and (iv) where
Village Code Section 210-23 requires that the
average width of a single family home must be not
less than 22.5′, the home proposed for Lot 2 would
average building width of only 22.4′.

examined during business hours: Monday-Friday 9AM-4PM.
