55 and over community to open in Glen Cove

A new 55 and over condominium community is set to open in Glen Cove in the spring, featuring seven two-story buildings with spacious units.

The Landing Cove, the 55 and over community, which is currently being built on Hill Street, will have 72 units, ranging from a basic model with essential appliances to an upgraded model with various enhancements.

Each unit will be 1,376 square feet, and the basic units will start at $389,000, according to Elyse Mayer, a real estate agent from Douglas Elliman, who is handling the sales.

Landing Cove LLC, the developers on the project, have constructed other 55 and over communities on the North Shore, Mayer said, including ones in Melville and Woodbury.

Basic units will include a washer and dryer, granite counter tops, carpeting and high ceilings, Mayer said.

“Many of the people who are looking to purchase these units are young,” Mayer said. “Many of them are still working and are active adults with their main reason for moving being that they don’t want to take care of a big house anymore.”

Residents will pay a $305 monthly maintenance that will cover snow removal, lawn care and other work outside of the units.

“Many people are also coming because it’s newly constructed, which means there’s a very slim chance of having problems,” Mayer said.

Mayer said the community is close to town and less than 15 minutes away from the highway.

“It’s in close proximity to town, just a couple of blocks away from a movie theater, a YMCA with a pool, a lot of restaurants and two Long Island Rail Road stations,” Mayer said. “It’s close to Locust Valley, Manhasset’s Miracle Mile, and a lot more. There’s a lot of different things to do within a short distance.”

The number of units per building will vary, but there will be units on both floors, some corner units with more windows and units on the lower level with a slider to a patio.

Each unit will have two bedrooms and two bathrooms.

The community will have enough parking spaces for each unit to receive two, but they will not be assigned, Mayer said.

Some of the community’s amenities are still being worked out, Mayer said, but there has been a discussion on whether to include a clubhouse, either as a separate building or in one of the seven being built.

Mayer said residents will pay from $10,000 to $15,000 in taxes per year, but can apply for the STAR property tax relief exemption and the enhanced STAR exemption.

With potential residents coming in to view the units, Mayer said, she believes people have been happy with the development.

“People like that the units and like that certain things are included,” she said. “They like that there’s a washer and dryer; they like that there is parking.”

Three of the seven buildings are currently built and potential residents can view the units on the weekend from 1 to 3 p.m. or on an appointment basis, Mayer said.
