North Shore zip codes listed among most expensive homes in country

Property Shark’s annual list of the 100 most expensive United States ZIP codes, which uses home sale prices from the past year for its rankings, listed Old Westbury at No. 45, Manhasset at No. 68, Kings Point at No. 72 and Mill Neck at No. 80.

The 11030 ZIP code in Manhasset had a median home sale price this year of $1.6 million.

Ann Conroy, president of the Long Island division of Douglas Elliman Real Estate, said the North Shore has been a very active market this year.

“All the Nassau North Shore areas are hot right now, the hottest being Manhasset,” Conroy said. “I think it’s the proximity to the city as well as the cultural centers and the schools are great.”

Conroy said the same applies to the 11024 ZIP code of Kings Point and its $1.57 million median home sale price, attributing its growth to the highly rated school district and the bustling downtown Great Neck area.

Conroy said the Great Neck peninsula is “a very diverse community,” adding: “It goes from co-ops and condos to very high-end residential properties. It has a great downtown with shopping and great schools and seems to attract the international buyers as well.”

Kings Point was new to the list this year. Mill Neck, with a median home sale price of $1.49 million, was on the list for the second year in a row.

According to Zillow, the nation’s most popular real estate listing website, 101 homes are currently for sale in Old Westbury, 105 are on the market in Manhasset and 102 are listed in Kings Point.

The list saw a huge drop from longtime No. 1 Sagaponack, dropping to No. 15 with a $2.89 median sale price — a $2.7 million decrease from 2016’s sales.

The exclusive Hamptons community was outranked by 11976 in Water Mill and 11975 in Wainscott, each jumping seven spots from last year to round out the top 10 with median home sale prices of $3.16 million and $3 million respectively.

Conroy said she was surprised Roslyn, Sands Point and Sea Cliff did not make the list.

Bridgehampton, Amagansett, Quogue and Sag Harbor in Suffolk County also made the list with median prices ranging from $2.5 million in Bridgehampton to $1.4 million in Sag Harbor.

Topping the chart for Nassau County this year was the 11568 Old Westbury ZIP code with median home sale prices at $1.812 million. While Old Westbury lacks much commercial property, the grandiose homes still bring in buyers.

“They are big, beautiful homes on large pieces of property, which goes against what millennials and seniors are looking for today, but it is a very special area,” Conroy said. “There is a lot of value because I don’t think you could rebuild these homes for what they’re selling for.”

Seven New York City ZIP codes also made the list, and the majority of the ZIP codes are in California in and around Los Angeles.
