BOARD OF APPEALS
INC. VILLAGE OF SANDS POINT
PLEASE TAKE NOTICE THAT the Board of Appeals of the Incorporated Village of Sands Point will convene to hold public hearing on Tuesday, January 14, 2020 at seven-thirty o’clock in the evening at Village Hall, 26 Tibbits Lane on the following applications:
1. Application of Richard & Nicole Johnson for variances of Chapter 176, Article III Section 176-13A(2) of the Code of the Village of Sands Point to (1) for a side yard setback of 27.5’ (2) Section 176-13A(1) to violate the required front yard sky plane by approximately 7’-3”; (3) to maintain a front yard setback of 53.9’ and (4) Section 176-13D to construct a rear yard addition with a street line setback of 58.25’ and maintain an existing street line setback of 47.2’ on the property owned by them located at 1 Luckenback Lane in a Residence A District and known on the Nassau County Land & Tax Map as Section 4, Block 105, Lot 8.
2. Application of Matthew & Deborah Engel for variances of Chapter 176, Article IV Section 176-32 of the Code of the Village of Sands Point to (1) maintain expanded patios in the rear yard resulting in a rear yard lot coverage of 17.8%; (2) to maintain expanded patio in the rear yard with a side yard setback of 5’-0”; (3) to construct a new pavilion with a side yard setback of 14’-2” and being constructed 16’-6” from the main building and (4) a variance of Chapter 176, Article IV Section 176-25(B) to maintain expanded patios in the rear yard resulting in a combined lot coverage of 21.5% on the property owned by them located at 19 Soundview Lane in a Residence B District and known on the Nassau County Land & Tax Map as Section 4, Block 111, Lot 16.
3. Greg & Rachel Malsin for Site Plan Review Modification pursuant to Chapter 132, Section 132-4(C) of the Code of the Village of Sands Point related to the construction of a new dwelling on property owned by them located at 10 Middle Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 5, Block 73, Lot 829.
The applications, plans and specifications are on file at the Office of the Village Clerk, 26 Tibbits Lane, Sands Point. At said time and place of Hearing as aforesaid stated all persons who wish to be heard will be heard.
