RXR Realty broke ground on the project, consisting of 244 apartments on the nearly 17-acre site, in November 2016.

“The Ritz-Carlton Residences in North Hills has brought a one-of-a-kind luxury living experience to Long Island,” Joe Graziose, executive vice president of residential development and construction, said. “With the tremendous success we’ve had in phase 1, it comes as no surprise that we’re experiencing the same momentum in phase 2.”

Less than a year after the groundbreaking, Graziose said, he had closed on 107 condominiums in phase 1 and only had six left for sale.

RXR Realty said in a statement Thursday that 35 of the 120 phase 2 units have been sold and another eight are in the closing process.

Graziose said the average condominium cost is $2.1 million, ranging from $1.2 million to $5.3 million in phase 1. The lowest price is slightly higher in phase 2 at $1.5 million.

Daniel Gale Sotheby’s International Realty, the project’s exclusive sales and marketing team since its inception, said there has been a surge of interest in the Ritz-Carlton Residences since the start of 2018.

“The ongoing, strong interest in The Ritz-Carlton Residences, North Hills sends an irrefutable message that there are many discerning buyers looking to live on Long Island who desire the worry-free home ownership, luxury amenities and exceptional hotel services that The Ritz-Carlton Residences delivers so well,” said Patricia J. Petersen, president and chairman of Daniel Gale Sotheby’s International Realty. “We look forward to continuing to work side by side with the RXR team to bring Scott’s vision to fruition with the successful marketing of phase 2.”

The project. nestled between the Long Island Expressway and Northern State Parkway, offers a host of amenities, including 24-hour concierge service, a private car service and a 25,000-square-foot clubhouse with a game room, fitness center, movie theater, indoor and outdoor pools, golf simulator and multiple banquet spaces.

“From the start, the Ritz-Carlton Residences have been a wonderful and seamless addition to the North Hills community,” North Hills Mayor Marvin Natiss said. “They are exemplary neighbors and friends.”
