Nassau County home sales drop 14 percent from last June

Nassau County saw a 14 percent drop in home sales last month compared with the same month the previous year, according to a report from Multiple Listing Service Long Island. 

The number of properties sold in June, 1,128, however, was an 11 percent increase from May, when 1,015 homes were sold. 

This continues the trend of the past two years where home sales peak during the summer before ramping down in the fall throughout the winter to pick up again in the spring. 

Pending sales in the county also dropped since last June but by a much smaller margin of less than 1 percent. 

The pending sales count in June was also a small drop from the month before. 

The median price of sold homes in June was $550,000, a 6 percent jump from June 2018, when the median price was $519,000. 

The median price recorded for single and multifamily homes was $550,000, while the median price for condos was $665,000 and and for co-ops was $250,000.

Sales prices have been climbing since February except for a brief drop in April. 

June’s median price for pending sales was also recorded as $550,000, which is a 3.4 percent increase over last June. 

Nassau County home shoppers had 6,285 homes to choose from last month, and if broadening their search across the island had 19,150 homes to view. 

Multiple Listing Service includes Queens in its snapshot of Long Island’s housing market. 

Queens recorded a median home price of $600,000 last month while Suffolk County reported $405,125. 

Both neighboring counties also saw significant drops in their sold home counts when comparing last month with the same month the year before. 

Some 599 homes were sold in Queens last month, an almost 24 percent drop from June 2018, when 787 homes were sold. In Suffolk, 1,478 homes were sold last month, down 11 percent from the 1,666 homes sold in June 2018.
