Board to further discuss two major proposals in 2020

The Village of Roslyn’s Board of Trustees will resume discussions of proposals for buildings on Lumber Road and Warner Avenue in the new year, officials said Tuesday.

The board held a public hearing on a proposal from an unnamed applicant seeking to build a 72,876 square foot, 12-story, 150-foot high building at 45 Lumber Road consisting of 27 two-bedroom apartments.

But no audience members at the sparsely attended session rose to give thoughts.

Mayor John Durkin then said that hearings on the matter would continue at the board’s next meeting on Jan. 21, 2020 “if [the applicants] are ready.”

Following a series of resolutions that were unanimously approved, Roslyn School Board Vice President Clifford Saffron, one of the few to attend the meeting, asked when the next hearing on “the Warner Avenue project” would be, and Durkin replied, “maybe February.”

The Warner Avenue project, which is being proposed by Roslyn resident Jerry Karlik and his company J.K. Equities,  calls for a three-floor, transit-oriented mixed use building close to the Roslyn train station, with a bottom floor of retail space and two upper floors of residential apartments.

J.K. Equities has petitioned for a change of zone, and the board held the first public hearing in October.

Both projects mentioned had been met with public scrutiny, the former due to a number of variances that would have to be granted by the town, as well as concerns from residents over sightlines and the building’s lack of fit to the Roslyn area.

The Warner Avenue project also drew concerns from the school board that the Roslyn School District would not be able to accommodate the children brought in by the apartments.

The Board of Trustees will next meet on Jan. 21, 2020 at 8:00 p.m.
