Mixed-use space turns residential on Old Northern Blvd.

A house-turned-beauty salon on Old Northern Boulevard in Roslyn has been rezoned as an entirely residential property after a series of missed attempts to house other businesses.

The Village of Roslyn Board of Trustees voted 3-0 on Tuesday night to approve the rezoning, with Mayor John Durkin and Deputy Mayor Marshall Bernstein absent.

The former mixed-use property’s first floor, which most recently housed Haircutters for Him and Her Ltd., would be fitted with a two-bedroom apartment in addition to an apartment on the second floor.

The owner of the building, whose name went unsaid at the meeting, said he had attempted to get other tenants in his Roslyn buildings to move inside, but to no avail. He also mentioned that the area’s parking situation made it difficult to handle commercial traffic.

“By getting rid of the commercial space, you’re getting rid of a tremendous amount of traffic coming into that building, not just workers, but customers,” the owner said. “To have several apartments in that building and one commercial space, they just don’t really go together.”

Trustee Craig Westergard, who was filling in for Durkin, said the request brought to mind 17 Lumber Road, which had rebuilt a barn with the intent of using it as commercial space.

“When they had trouble renting it, they came back also with this concept, that they were approved for, to put apartments in,” Westergard said. “I’m wondering, we seem to be in this transition now where retail establishments are struggling, due to internet sales, Amazon, et cetera. This is just something we have to grapple with.”

The Roslyn Board of Trustees will meet again on Tuesday, Feb. 18, at 8 p.m.
