A Roslyn resident’s application for construction on the Warner Avenue commercial strip in Roslyn Heights will be presented to the village’s Board of Trustees next month.

Jerry Karlik, co-founder and principal of the Manhattan-based JK Equities LLC, submitted an application for construction concerning the retail development, consisting of 281 through 301 Warner Ave.

Currently, the property houses the Laundry Land Laundromat at 301 Warner, Roslyn Village Deli and Grocery at 299 Warner, Franklin Express LLC at 291 Warner, and Bo Bo Kitchen at 285 Warner. All other storefronts on the strip are vacant, with Toskana Pizzeria, which formerly occupied 295 Warner, having moved to Post Avenue in Westbury.

Marisa Monte, of Quinn PR, which represents JK Equities, confirmed that the building would be mixed-use and would include rental apartments and retail space.

Karlik presented a plan for the same area in 2017, proposing a mixed use development with 60 apartments on three floors above one floor of 13,000 square feet of retail space. When it was presented to the board at a Sept. 19 meeting that year, trustees were concerned about effects on commuters and and the proposed building’s design.

As opposed to the previous presentation, this marks Karlik’s first formal application to the public and the board.

Karlik said he is not making public comments on the application until he presents the plans to the Board of Trustees at an Oct. 15 meeting.

A Freedom of Information Law request seeking the application itself was filed with the village and is being processed.
