VILLAGE OF KINGS POINT NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 11th August 2021, at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board: CASE NO. PRBZA20210267 ó Application of David & Amanda Zar, as owners, with regard to the premises at 9 Shelter Bay Drive, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to construct a new single-family dwelling:1. §161-30.1: to permit a floor area of 7,657 square feet, instead of the maximum permitted 6,991.48 square feet..2. §161-30.4(A): to permit a building height (flat roof) of 25.96 feet, instead of the maximum permitted 25.00 feet.3. §161-30.4(B)(1)(c): to permit a rear sky exposure plane of 26.86 feet to the flat roof and 33.56 feet to the sloped roof, instead of the maximum permitted 18.66 feet. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 172, Lot 8, and located in a A2 zoning district of the Village of Kings Point. CASE NO. PRBZA20210285 ó Application of 30 Hemlock Drive LLC (Simone Kamali), as owner, with regard to the premises at 30 Hemlock Drive, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to construct first and second floor additions to their single-family dwelling which is on a legal preexisting nonconforming lot, with only 140 feet of lot width and street frontage instead of the required 150 feet, and has a legal preexisting nonconforming front yard setback of only 52 feet, instead of the required 60 feet:1. §161-10(A): to permit a front yard setback of 52.0 feet [existing] for a 2nd story addition, instead of the minimum required 60.0 feet.2. §161-10(B): to permit a south side yard setback of 19.31 feet for an attached garage, instead of the minimum required 28.0 feet.3. §161-10(B): to permit a side yard aggregate setback of 49.01 feet, instead of the minimum required 65.0 feet.4. §161-23(B)(2): to permit a roof projection into the south side yard of 18.56 feet, instead of the maximum allowable projection of 23.0 feet.5. §161-30.1(B): to permit a floor area of 6,806.48 square feet, instead of the maximum permitted floor area of 6,668.67.6. §161-30.4(B)(1)(a): to permit the following front sky front yard exposure planes: north side of the addition: 32.28 feet, instead of the maximum permitted elevation of 23.53 feet.1. B. south side of the addition: 32.30 feet, instead of the maximum permitted elevation of 20.80 feet.7. ß161-30.4(B)(1)(b): to permit the following side sky exposure planes north side of the addition: 32.08 feet, instead of the maximum permitted elevation of 22.33 feet.1. south side of the addition: 25.26 feet, instead of the maximum permitted elevation of 14.51 feet.2. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 42, Lot 130, and located in a A2 zoning district of the Village of Kings Point. CASE NO. PRBZA20210286 ó Application of 2 Breeze CT LLC (Steve Ijadi, Managing Member), with regard to the premises at 2 Breeze Court, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to legalize illegally constructed sky plane violations on a new single-family dwelling:1. §161-30.4(B)(1)(a): to permit the following front sky exposure planes:A. Ridge A: 86.72 feet, instead of the maximum permitted elevation of 84.71 feet.B. Ridge B: 87.40 feet, instead of the maximum permitted elevation of 84.39 feet.C. Ridge C: 86.63 feet, instead of the maximum permitted elevation of 84.67 feet.2. §161-30.4(B)(1)(c): to permit a rear sky exposure plane (Ridge D) of 85.60 feet, instead of the maximum permitted elevation of 84.31 feet.The premises are shown on the Nassau County Land and Tax Map as Section1, Block 144, Lot 77, and located in a Residence A2 zoning district. The applications and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours. At said hearings, all parties in interest will be given an opportunity to be heard. In the event that anyone needs a special accommodation for a disability, such person is requested to contact the Village Clerk at least five days before the hearing. All persons entering the Village Hall may be required to wear facemasks covering their nose and mouth at all times and maintaining a 6-foot social distance.
